Also, since Dec 2016 HERS rating can only be calculated for individual dwelling units. So would we need to demonstrate that each and every unit of the lowrise building complies with the HERS rating?

Mugdha, when you say "less than 75," do you mean lower on the scale, e.g. 60, or do you mean less efficient, e.g. 90?

I meant more efficient - so lower on the scale e:g HERS rating of 70 or so.
Thanks for the clarification, Mugdha. Yes, a HERS rating of 70 will satisfy the prerequisite minimums of 85 for climate zones 1-5 and 80 for CZ 6-8. Regarding application of HERS to low-rise multifamily buildings, the RESNET Interpretation that took effect in Dec 2016 has guidance saying if a single energy rating index (ERI) for a multifamily building is needed for programmatic reasons (e.g. LEED), that ERI may be calculated using one of two weighted average methods or the largest of the individual dwellings' ERI.
