The project I am documenting has 6 floors above grade. None of the floors have an identical floor plate.

1. In calculating the gross floor area of an office located in a building with curtain walls, would the measurement be taken from the exterior face of the curtain wall?

ASHRAE is not specific about deducting for floor openings. For cost estimating and code review, we normally deduct elevator shafts and stairwells.
